Oak View, California is a small town of around 4,000 residents located in the Ojai Valley along the Ventura River, about an hour's drive northwest of downtown Los Angeles. The city, known for its spectacular mountain views and close proximity to Los Padres National Forest, combines the ease and friendliness of small town life with nearness to big city amenities like education, health care, major league sports and cultural opportunities in Los Angeles.

Shopping and Dining

For a small town, there are a number of shopping opportunities in Oak View. Most of the stores are located on Ventura Avenue (SR 33.) Highlights include the Oak View Market and Donuts and More. In addition, there is a variety of eclectic shopping to be found in nearby Ojai.

Oak View real estate owners need never go hungry. The city offers a number of restaurants, cafes and coffee shops. Among these are Casa de Lago for Mexican food, Boccali's Pizza and Pasta for Italian and Om Fusion for Thai food. Of course, there are many more eateries to be found in nearby Ventura and Ojai.

Parks and Recreation

One of the best things about owning Oak View real estate is the town's nearness to a large number of parks and green spaces. The City of Oak View owns and manages a 4.27-acre city park in the heart of town, with a playground, ball field and two multi-purpose rooms. Just outside of town, the 1.95 million-acre Los Padres National Forest is known for its hiking, biking and climbing as well as for boating and fishing in Lake Casita. Of course, Pacific Ocean beaches are just a 20-minute drive west of town.


Oak View real estate runs the gamut from rural cottages to manufactured homes to California ranch-style homes to luxury, mountain estates. Although most of the housing options in Oak View are single family residences, there's something for most any budget.

Schools, Health, and Transportation
Sons and daughters of Oak View real estate owners attend the schools of the Ventura Unified School District. The district, which also serves Ventura and parts of the Ojai Valley, has a current enrollment of around 17,000 students. District facilities include 18 elementary schools, five middle schools and six high schools. In addition to the public schools, there are several private and boarding schools located in nearby Ojai. These include The Thacher School, Ojai Valley School and Besant School.

For higher education, the University of California at Santa Barbara is located less than an hour away in Santa Barbara and there is a branch of the Brooks Institute of Photography in adjacent Ojai.

Oak View real estate owners don't have to worry about access to quality health care. In addition to the doctors and dentists located in Oak View, Ojai Valley Community Hospital is located just a few minutes north of Oak View in Ojai. This medical center offers a 24-hour emergency room, an acute care facility, a pediatric center and a variety of outpatient services.

It's simple getting around Oak View, given its small size. For trips outside of town, State Route 33 connects Oak View to Ventura to the south and to Ojai and Los Padres National Forest to the north. To travel outside of the region, Los Angeles International Airport is just a 90-minute drive away and offers more than 100 non-stop flights daily to points within California, North America and beyond.
